What Affects the Cost of Honed Concrete?

No two honed concrete jobs cost the same. Here are the factors that move the price up or down.

Slab Condition

This is the single biggest variable. A clean new pour with a flat, even surface is the simplest job. An existing slab with coatings, paint, glue residue, or uneven joints needs more preparation before honing can begin, and that preparation takes time.

Lippage (where slab sections sit at slightly different heights) requires heavy initial grinding to level before the honing passes start. Moisture issues, cracks, or previous patch repairs can also affect the process.

Area Size

Larger areas cost less per square metre. Mobilisation costs (transporting equipment, setting up dust extraction, travel) are fixed regardless of whether the job is 20m² or 200m². On a small bathroom floor, those fixed costs spread across fewer square metres, pushing the per-m² rate higher. On an open-plan living area or commercial fitout, the rate drops.

As a rough guide, jobs under 30m² tend to sit at the higher end of the range. Jobs over 100m² tend to sit at the lower end.

Finish Level

A light hone at 200 grit requires fewer grinding passes than a deep exposed aggregate finish. Each additional pass takes time, as the machine moves across the entire floor at each grit level. A heavy hone that fully reveals the aggregate may need four or five passes where a light cream hone needs two or three.

Access

A ground-floor slab with wide doorways and clear access is straightforward. Upper levels, narrow corridors, stairs, and tight spaces all slow the work down. Equipment needs to be moved through the space, and planetary grinders can't reach into corners the same way they cover open areas, so edges need separate tooling.

Tile Removal

If your existing floor has tiles down, those need to come off before honing begins. Tile and adhesive removal adds to the overall cost depending on the tile type and adhesive. Ceramic tiles on sand-cement beds are faster to remove than porcelain tiles glued directly to the slab with epoxy adhesive, so the cost varies accordingly.

Sealer Type

The sealer protects your honed floor from staining, moisture, and wear. Two main types:

Why "Per Square Metre" Pricing Is Misleading

Online pricing guides (including this one) give you a starting point, but per-square-metre rates can be misleading without context.

Consider two jobs, both 50m² at a medium hone finish:

  • Job A: a clean new pour on a ground-floor slab with wide access. Two grinding passes, seal, done. This job sits at the lower end of the range.
  • Job B: an existing slab with ceramic tiles glued down, adhesive residue across the surface, 3mm of lippage between pours, and access through a single doorway. This job needs tile removal, adhesive grinding, levelling passes, then the honing passes. It costs significantly more, and rightly so.

Both are "50m² medium hone" jobs, but they're completely different in scope.

Honed concrete vs tiles (installed): Large-format floor tiles with professional installation are typically comparable to or more expensive than honed concrete. But tiles need re-grouting over time, individual tiles crack and need replacing, and the grout lines collect dirt. A honed concrete floor has no joints, no grout, and needs nothing more than a sweep and occasional mop.

Honed concrete vs polished concrete: A full polish to high gloss costs more than a honed finish because it requires additional grinding passes at finer grits. If you want a refined concrete floor without the premium of a mirror finish, honed is the more cost-effective option.

Honed concrete vs timber: Engineered timber flooring is generally more expensive to install than honed concrete. It looks great, but it scratches, fades in direct sunlight, reacts to moisture, and needs refinishing every 10 to 15 years. Honed concrete handles all of these without issue and lasts the life of the building.
